4XRBC works closely with owners as well as owner representatives both nationwide and worldwide to ensure that their projects are completed, permitted and built -- no matter where they are. Our online system allows us to clearly communicate and update our clients, keeping them knowledgeable during every stage of the process.

What is the first step of the process if I'm ready to get started?

How many revisions does your price include?

During the design design and revision stage, 4XRBC's team works with you to meet your project vision, goals, and requirements before your drawings are certified by our engineers. During this stage, a maximum of three design revisions are done at no additional cost. After the drawings have been certified.

If I suddenly want to make a drawing change, can I do that?

If your project is in the design and revision stage and the design has not been revised three times, then we are here to ensure that your drawings match your vision. However, once the drawings are finalized, signed and sealed, no changes can be made -- except as required by the municipal building department or with additional drafting fees.

When does a building application expire?

The expiration of a building permit application can vary depending on local regulations and building departments. In most cases, building permit applications have a validity period ranging from six months to one year.

do i need a boundary survey?

Including an updated boundary survey is typically required by municipal building departments, except for properties within existing condominiums. If the existing survey is over 15 years old, it may need to be re-certified by the original surveyor or a completely new survey must be conducted. At 4XRBC, we offer this service at an additional fee, we will include it in our proposal, as needed.
